Rent
The monthly rent is due on the first of each month, and we will discuss your ongoing rent payments at the sign up in greater detail.

Contents Insurance
It is highly recommended that tenants obtain thier own Contents insurance policy incase anything were to go wrong which resulted in you losing your personal possessions.
If anything were to happen to your property, Osprey Housing has insurance which covers the building, but this does not extend to your individual items.
Thistle Tenant Risks is an insurance provider who specialise in cover for tenants, more information can be found here, however other providers are available.
Utilities
We do notify Aberdeenshire Council when a tenant moves into a property, however, I would suggest you make contact to organise your own council tax bill & payments.
You should also be aware that it is tenants responsibility to arrange utilities, therefore you should contact gas/electricity and internet providers. Meter readings for your property will be taken at the time of sign up and provided to you.

Energy Efficiency
Osprey Housing is working with Changeworks to support new tenants to feel more confident about their energy bills by offering the Energy Confident New Tenant service. We will register you to receive text messages or emails over six weeks. These include helpful reminders and ways to access an online advice library, as well as access to expert advice from an energy advisor. Topics include:
- Setting up your energy account
- Making the most out of your heating system
- Energy saving tips
- Managing and understanding energy bills

Tenant Portal
Once sign up is complete, you will also be given access to the tenant portal. You will receive further communication on this in due course.
