It might sound obvious but paying rent on time is one of the main obligations of a tenant.
Your rent is calculated monthly and should be paid in advance on or before the 1st of the month. This means for example that June’s rent should be paid by the 1st of June.
It is vital that rent is paid in full and on time. Without rent we cannot provide our services and maintain our homes. We will therefore take firm action against tenants who do not pay their rent.

>If you fall into arrears you may not be eligible for the following:

  • Internal Transfer
  • Mutual Exchange
  • Transfer outwith Osprey Housing Moray

The rent you pay is used in four main ways to:

  • Pay for repairs and maintenance to your home
  • Set aside some money each year to pay for larger repairs
  • Manage Osprey Housing and your home; and
  • Repay any money we have borrowed to build or improve your home

It is important to think ahead and budget for times that might be harder to pay your rent, such as Christmas or holidays. If you think you may have difficulty paying the rent, it’s important to talk to us about it in advance, rather than miss a payment.

Some tips for a problem-free tenancy...

  • Consider paying by Direct Debit
  • Keep in touch with your Housing Officer
  • Check accounts regularly to make sure payments and made and received
  • Keep a file for all rent records, receipts and letters about rent

You may sometimes have difficulty paying your rent. Help and advice is always available and we will make every effort to help if you are having financial difficulties.
If you know you will have difficulty paying your rent it is best to contact your Housing Officer or the Income Management Officer. You can repay arears by instalments at a rate you can afford, but only if this has first been agreed with us.

Housing Benefit

Housing Benefit is a Government scheme aimed at helping low income households pay their rent. You may be eligible for assistance depending on your income, the amount of rent you have to pay and who is living with you. You do not need to be receiving state benefits to submit a claim.

How to Apply for Housing Benefit

To make a claim for Housing Benefit, you will need to complete a Housing Benefit application form.

You can do this online by visiting the Aberdeenshire Council website - https://aberdeenshireclaims.teamnetsol.com/index.jsp

Or request a form by contacting Aberdeenshire Council:

  • Telephone: 08456 08 01 49
  • Post: PO Box 18533, Inverurie, AB51 5WX

For more information or for assistance in completing a Housing Benefit application form please contact your Housing Officer who will be happy to help you. Alternatively you can contact the Housing Benefit Department at your local council office.

Remember that it is your responsibility to make sure that your claim form is complete and submitted on time with all the supporting documents required (e.g. bank statements or pay slips).

If You Already Receive Housing Benefit

You will be notified by Aberdeenshire Council how much Housing Benefit you are entitled to. Depending on your circumstances, Housing Benefit may not cover your full rent charge. This is called part Housing Benefit entitlement and means that you will have to pay an amount towards your rent.

If you receive Housing Benefit it is your responsibility to notify both the Council and Osprey Housing of any changes in your circumstances which may affect your entitlement. You must also ensure that renewal forms are completed and returned promptly to the Council.
