Work is set to start on a major new development for Osprey Housing in Aberdeenshire.
The project in Stonehaven has been given the go ahead following a successful planning appeal, with Osprey taking a total of 43 properties at the Stewart Milne Homes site.
Osprey Chief Executive, Glenn Adcook, said: “We very much welcome the news that planning permission has been granted at Dunnottar Park in Stonehaven, as this will be a significant and exciting development for Osprey. We will have a mix of social and mid market rental properties at the site, providing a range of much needed affordable housing in the area.
“This flagship development is our first substantial new build in Stonehaven. It is a very important part of our plans to increase the number of homes we build across Aberdeenshire over the next five years and we are delighted to be working in partnership once again with Stewart Milne Homes.”
Osprey’s 43 properties will be made up of one, two, three and four bedroom homes including cottage style flats, houses and bungalows, of which 11 properties will be at mid market rental.
John Low, Managing Director for Stewart Milne Homes North, said: “This development will include a mix of high-quality homes designed to appeal to the needs of the market. As with all our developments, we aim to create desirable places to live and we are committed to delivering well-designed homes and carefully planned communities.”
The Scottish Government provided a grant of just over £3m with further funding for the Osprey development coming from Bank of Scotland.

I would like to invite you to the first stage of our Rent and Service Charge review, which are Tenant Consultation events. These events are designed to give tenants the opportunity to learn more about how Osprey Housing set rent levels, and the impact it can have on tenants and the business alike.
The input from our tenants is valuable to us and we are keen to hear your opinions or ideas, and answer your questions in relation to setting the rent levels for 2019.
At these consultation events, sessions are structured for tenants to discuss the principles that should be used to set rents, as well as how we implement change if it is agreed that we go ahead with the proposal. Tenants who come along and share their views will be entered into a prize draw to win £100 of vouchers.

The fully let signs are up at Osprey Housing’s first ever, new build development in Inverurie.
Tenants have just moved in to the housing association’s 12 flats at its brand new, high specification, £1 million development in Portstown. The Scottish Government provided a grant of £864,000 for the project with Osprey’s funding coming from Lloyds Banking Group.
The tenants really do have a room with a view – while having easy access into Inverurie town centre the flats are in a stunning location overlooking fabulous Aberdeenshire countryside, particularly the iconic Bennachie Hills.
Osprey Chief Executive, Glenn Adcook, said: “I’m delighted to see the completion of such a fantastic development of affordable homes for rent in a much sought after and vibrant area. Portstown represents our first new build project in the town and is the result of an excellent partnership with local builder Malcolm Allan and the local authority Aberdeenshire Council. I’d particularly like to pay tribute to Malcolm Allan for the very high quality of the homes they have provided.
“Osprey Housing is helping tackle a real shortage of good quality affordable housing in the area, which is so important for the health and wellbeing of individual tenants in particular and the local community in general. This development is just part of our plans to increase the number of homes we build across Aberdeenshire over the next five years.”
Colin Wood, Technical Manager at Malcolm Allan Housebuilders, said: “We are delighted to have worked closely with Osprey to help address housing needs in the local area. This is a high quality development and we look forward to collaborating with them again in the future.”
Osprey’s properties consist of six one bed and six two bed homes, which have excellent space standards, can be adapted to meet specific requirements and are highly energy efficient. The site enjoys ample parking and very easy access to the local school and Inverurie’s shops and amenities.

Osprey Housing Group has strengthened its board with the appointment of a vastly experienced sector specialist.
Marian Reid, formerly Deputy Director at the Chartered Institute of Housing (CIH) Scotland, has joined the board. She currently runs her own consultancy, Azure, specialising in social research and evaluation.
She said: “I’m delighted to be joining the Osprey board and look forward to contributing to the strategic direction of the Group. Osprey has an excellent reputation for providing quality homes in innovative developments for its tenants across Aberdeen, Aberdeenshire and Moray. I grew up in the north east, where I still have family, and know the area well, so welcome the chance to be involved in the work of the Group.”
Ms Reid’s appointment has been welcomed by Group Chairman, Bill Chapman. He said: “Marian’s appointment is a significant one for Osprey. She brings considerable expertise and experience of the housing sector that will be extremely valuable going forward. I’m sure she will make an important contribution to the organisation.”
